Difference between commercial and residential investments

To know which is better between Franklin real estate residential and commercial investments, we must first identify the main function and structure of each one. And we will start with residential investments:

Residential investments are properties that owners don’t occupy. Instead, they set it for renting.  Owners get monthly payments from the people who will live into their property or what we commonly called as the tenants.

In residential Nashville Tennessee Real Estate investments, there are two different types of properties that the investor could choose from. The most common type of this investment is the single family home units. These units have utmost 4 units each. In a single family home unit, the tenants pay rent to what we called the home manager or landlord. There are also units called multifamily home units which can include several freestanding structures on the same property, duplexes, townhouses, and other types of multiple unit arrangements.

On the other hand, commercial property investments have also two types of real estate properties involve. There is a single family unit and multifamily unit. As stated earlier, a single family unit building is a building that has utmost 4 units and multifamily units have more than 4 units each. Both single family units and multifamily units offer the financial advantages, but the thing is multifamily units offer more. They can occupy more tenants and since they’re larger, the effect it brings to your cash flow is also larger than that of residential.

The two possess so many similarities and has this one big difference. Commercial investments are larger; therefore investing in commercial real estate properties is riskier. It includes a lot more investment money. If the investor failed to build wealth from it, he will lost so much, but if he learned the ways of building wealth from his investments, he will get many financial benefits which are larger than residential investments could offer.

Despite these observations, there are still people who choose to invest in residential properties. Maybe because the risk involve is less and the properties are easy to manage.
